The rules the calculator applies
- Unfurnished let: 3 months' notice, or 1 month if the property is in a zone tendue (high-demand area) or the tenant shows a job transfer, job loss, first job, health reasons, RSA or AAH benefits, social housing or domestic violence (article 15 of the law of 6 July 1989).
- Furnished let: 1 month in every case (article 25-8).
- Notice runs from the day the landlord receives it and ends on the same day of the month, at midnight.
- Rent and charges are due until the notice ends, even if the tenant leaves earlier, unless a new tenant moves in sooner with the landlord's agreement.

Frequently asked questions
How do I work out when a tenant's notice ends in France?
Start from the date the landlord received the notice letter and add one or three months: notice ends on the same day of the month, at midnight. Letter received on 18 March, three-month notice: it ends on 18 June. If that day doesn't exist (the 31st), it ends on the last day of the month.
Does notice start when the letter is sent or when it's received?
When the landlord receives it: delivery date of the registered letter, date it was served by a commissaire de justice, or date it was handed over.
How is the last month's rent worked out?
Rent including charges ÷ days in the month × days up to and including the end of the notice. Notice ending on 18 June with rent of €750: 750 ÷ 30 × 18 = €450.
What notice applies to a furnished let?
One month, whatever the reason and the town. The landlord, for their part, must give notice three months before the lease ends.
