Rental management software in France: 2026 comparison

Rental management software replaces spreadsheets and hand-written letters: rent tracking, receipts (quittances), IRL rent increases, reminders, service charges. We compared six apps well known to private landlords in France, with prices checked on their websites on 9 October 2026. Loyski is our own app: we present it like the others, limits included. All these apps are built for property let in France; of the six, only Loyski had an English website when we checked.

The other sites don't always say whether VAT is included: check before subscribing, as prices change.

For comparison, an agency charging 7% (VAT included) on rent of €600 including charges costs about €500 a year per property, before letting fees.
What to look at before choosing
- Number of properties included: this drives the price. Some apps charge per property, others by tier.
- Automation: a reminder when rent is due, a receipt sent in one click, the IRL rent increase worked out on the right date with INSEE's latest value.
- Compliant documents: receipt, rent due notice, rent increase letter, reminder and formal notice, service charge statement, inventory.
- Bank sync: handy to match rent automatically, but it means connecting your account to an aggregator.
- E-signature and lease drafting: useful if tenants change often; some apps charge per signature.
- Tax return: a yearly summary of rent received and, for furnished lets under LMNP, an accounting service often sold separately.
- Language: the other apps compared here were French-only when we checked. If you're not a French speaker, Loyski lets you work in English while the documents your tenant receives stay in French, as French law requires.
Who each app suits
Loyski: simple and automatic, for one to a few properties
Loyski focuses on simplicity: each month, an email asks whether the rent has arrived, and one click sends the receipt to the tenant. IRL rent increases, reminders, the service charge reconciliation and the tax summary come at the right time. The tenant gets an online space (receipts, "I've paid", insurance certificate), and the inventory is done on your phone with a move-out comparison. Limits: no bank sync, no lease drafting or lease e-signature yet, no built-in LMNP accounting.
Rentila: the most features for a low price
Rentila is one of the best-known apps. Its free plan (1 property) and Silver plan (2 to 5 properties for €59 excl. VAT a year) are among the cheapest on the market, with bank connection, e-signatures and inventories. The interface is very rich, which takes a little longer to learn, and it's in French.
Qalimo: per-property pricing, long trial
Qalimo charges per property (€4.90 a month), with every feature included: bank sync, more than 50 document templates, mobile inventory. The 30-day trial leaves time to test it. Accounting and insurance services are available as extras.
BailFacile: leases, e-signatures and legal documents
BailFacile focuses on legal documents: lease drafting, unlimited e-signatures, more than 50 documents, inventory on a smartphone. The starting price is €9.99 a month and depends on the number of properties.
Gérer Seul: full service, higher price
Gérer Seul charges €117 a year per residential property, with 15% off from 3 properties and a 15-day trial. It's the most expensive option in this comparison for several properties.
Smartloc: leases, insurance and management
Smartloc combines lease drafting (full lease at €19.50), management priced by property tiers, and optional rent guarantee and landlord insurance.
Our view
For a single property, start with a free plan: Loyski or Rentila cover the essentials. If you have 2 to 5 properties and want the most features for the lowest price, Rentila Silver is hard to beat, if you're comfortable in French. If you mostly want to stop thinking about it, with reminders that come to you and documents ready at the right time, or if you'd rather work in English, try Loyski: 14 days of Premium with no card, then free for one property if you don't subscribe.

Is there free rental management software for landlords in France?
Yes, for a single property: Rentila and Loyski both have a free plan with no time limit for one property. The other apps compared here offer a free trial (7 to 30 days), then a paid subscription.
How much does rental management software cost in France?
Roughly €50 to €150 a year for one to three properties, based on prices checked on 9 October 2026. That's far less than a letting agency, which usually takes 6 to 8% (VAT included) of the rent collected, i.e. €430 to €580 a year on rent of €600.
Is the subscription tax-deductible?
Under the réel regime, management costs for an unfurnished let are generally deductible from French rental income. Under micro-foncier, the flat 30% allowance already covers all costs, so there's nothing more to deduct.
Which app should I choose for a single flat?
A free plan is often enough: it covers rent tracking and receipts. Subscribe if you want to automate IRL rent increases, reminders, the service charge reconciliation or a digital inventory.
Does rental management software replace an agency?
For day-to-day management (rent, receipts, reviews, charges, documents), yes. It doesn't find tenants, run viewings or manage repairs: you handle those yourself.
