The prorated rent formula

Rent due = monthly rent ÷ days in the month × days of occupation. Do the same for the charges, then add them up.

Example: Paul moves in on 15 October. His rent is €600 and his charge advance €50. October has 31 days and Paul occupies 17 of them (15 to 31 inclusive). He therefore owes 600 ÷ 31 × 17 = €329.03 in rent and 50 ÷ 31 × 17 = €27.42 in charges, i.e. €356.45 for October.

Moving in and out in the same month

The calculator counts the days between the move-in and move-out dates, both included. When a tenant leaves, rent is due until the end of the notice period, even if they leave earlier, unless a new tenant replaces them sooner with the landlord's agreement.

Tenant's notice period in France: 3 months for an unfurnished let (1 month in high-demand areas, the zones tendues, or in certain situations set by law), 1 month for a furnished let.

Frequently asked questions

How do you work out prorated rent?

Divide the monthly rent by the number of days in the month, then multiply by the number of days the tenant occupies the home. For a move-in on 15 October with a €600 rent, October having 31 days: 600 ÷ 31 × 17 = €329.03.

Should I count actual days or a 30-day month?

French law doesn't set a method. The fairest and most common one uses the actual number of days in the month. Some leases set a different rule: that rule then applies.

Are charges prorated too?

Yes. The charge advance (or fixed charges) follows the same rule as the rent: it's only due for the days of occupation.

Does a departing tenant have to pay their whole last month?

No. Rent is due until the end of the notice period, or until the keys are returned if a new tenant moves in earlier, prorated by day (article 15 of the law of 6 July 1989). The notice period starts when the landlord receives the tenant's notice.
