Rent due notice (avis d'échéance): purpose and template

The rent due notice (avis d'échéance) is the rent "invoice": it tells the tenant what they owe and by when. It isn't compulsory in France, but it prevents plenty of oversights. What it's for, what it contains and how it differs from the rent receipt.

What is a rent due notice for?

Sent before each rent date, it reminds the tenant of the amount to pay and the deadline. It's especially useful:

What should it contain?

  • the landlord's name and address, the tenant's name and the property address;
  • the period covered;
  • the rent excluding charges and the charge advance or fixed charges;
  • any balance from previous periods;
  • the total to pay and the payment deadline;
  • how to pay (IBAN for a transfer, payee for a cheque…).

It's free for the tenant: no fee can be charged for it.

Frequently asked questions

Is a rent due notice compulsory in France?

No. No law requires a landlord to send a rent due notice to a private tenant. It's good practice, especially when the rent changes (increase, charge reconciliation).

Can I charge the tenant for the rent due notice?

No. Article 21 of the law of 6 July 1989 forbids charging the tenant any fee for handling the rent due notice or the receipt.

Does a rent due notice count as a receipt?

No. It's a request for payment, sent before the due date. Only the receipt (quittance), given after full payment, proves the rent was paid.

When should I send it?

A few days before the payment date set in the lease, for example a week before, to give the tenant time to prepare their transfer.
