Which leases will be concerned?
- Leases whose rent review clause names Q3, whatever year they were signed.
- For a review dated after the release and before the IRL for Q3 2027 is published, expected in mid-October 2027.
- Leases signed after its release and before the next index, if they name no quarter.
How will the calculation work?
New rent = current rent × IRL for Q3 2026 ÷ 145.77, where 145.77 is the IRL for Q3 2025. As soon as the value is out, this page will give the result for a €700 rent and the rent increase calculator will use the new value.
Is your review date before the release?
Then the latest index published on that date applies, i.e. the one for Q3 2025 (145.77), compared with Q3 of the year before. You don't have to wait: see the page for the IRL for Q3 2025.

The rules to keep in mind
- The lease must contain a rent review clause; without one, the rent stays the same during the lease.
- The increase has to be requested: it is never backdated and is lost after one year.
- The IRL is a cap: you can apply a smaller increase, or none.
- Rent for a home rated F or G on the energy certificate (DPE) can no longer be increased.

Frequently asked questions
When is the French IRL for Q3 2026 published?
INSEE publishes it on 15 October 2026. This page will show the official value as soon as it is out; no estimate is given before then.
Can the rent be reviewed before the IRL for Q3 2026 is out?
Yes, if the review date in the lease falls before the release: the latest index published on that date applies, i.e. the one for Q3 2025. If the review date falls after the release, you need to wait for the new value. The landlord has one year to ask for the increase.
My lease doesn't name a quarter: will this index apply?
Only for a lease signed after its release and before the next index comes out: the reference is the latest IRL published on the day of signing.
